The stone can be natural (even sliced into thin sections) or it can be man made. 

How many people are involved for a slice of those profits?

There are a few investors who will lend purchase price + rehab but they may want a bigger slice of the pie so be prepared to split profits etc.

Needless to say the park owner did not invite my owner to place another unit there.Lonnie really makes this business sound like the best thing since sliced bread, but were I you I'd do some heavy due diligence.

You then have 200 plus basis points of return between debt and cap rate to hit maybe 7 to 8% cash on cash.So as a buyer the 300k cash doesn't go far but as an accredited investor now you can invest with a sponsor on a 3,5,10 million dollar property or more where you own a slice in an area you could not afford on your own.

Oh, and I get a small slice of the rent as a fee for in house property management.

Your EM is just a slice of that down payment money you have to hand over up front.
