We have done 8 self storage locations and 2 country subdivisions selling lots in the Omaha area and been very successful.  

All that said: I don't know the market you are talking about, specifically, but I would say a good quad in a good location will always be in demand.  

Great location and high rents vs initial investments in this area.

They were able to find the leak location and luckily, the it was not under the house!

Not at all.... the rent is based on the market rate, so if the units are all different...size/location/lay out/age etc etc... they would have different markets rates.

Probably depends on the location and part of town if neighbors care or notice.
