There is a corporate landlord with similar units (but in corporate landlord  condition, i.e., pretty basic) that is renting for $1175.

Obviously I would need to incorporate vacancy, repairs to it. 

Hello,Working in corporate America, new and interested in Real Estate investing. 

Along with terms and any immediate work needed to be done or any large repairs recently done, all of this incorporated into a statement defining initial investment ROI etc. you would be much more pleased?
