While opportunities still exist, I think they are still rare with interest rates and property values high.  

I believe they are expressing their displeasure with the fact that I have not accommodated some of their recent requests that went far beyond the scope of what is required (like insisting a licensed electrician switch out a smoke detector when we could do it ourselves) and I had to set some boundaries after years of high maintenance for them.

I haven't filed a claim all these years but insurance is for the what-if and to be used for the high-ticker items, but chances of damages exceeding the 5% is low.  

The risk is too high of losing everything.

@Denise Lang Starting your real estate investing journey out of state can be strategic given California's high costs and tenant-friendly laws.

It's highly unlikely to go that low again in your lifetime.

I am a high performer and run my own territory.

As a US citizen I have an SSN, file taxes every year on my foreign employment income, hold US-domiciled assets (stocks, IRA, 401k), and I have a ~15 year credit history with a decently high score.

You would have the tax hit from the sale, but it would be high flowing cash and in still in real estate if you want that.
