@Jessica Lawrence, I agree with @Dan Heuschele in terms of ADUs for holds not flips.  1-4 units (no matter ADU, JADU, short term rentals, college rentals, subdivided rooms, converted garages, etc etc) are ALWAYS most heavily valued based on the sales comps approach.
