your going to find very few sellers will even remotely understand what your doing and if they go to legal advisor they will kill it.. your correct though its this sort of stuff that sells  books tapes mentorships susbscriptions etc.. 

I said never again and today don’t let any of my tenants get away with stuff that makes me unhappy or stressed.

Good stuff though.  

And yes the 600 would not include vacancy and stuff like that but I'm looking to start with around $25k to fall back on

All this stuff is mumbo jumbo honestly, you need to talk to a specific lawyer that knows your specific interests.

I always assumed this was more behind the scenes stuff that the lender processed...never thought of using it to help in the buying process.

It’s a pretty straight forward move.I used to do stuff like that but I’m a long way from that lifestyle.

That kind of stuff is what really drives me the most nuts about the program, the fraud/abuse of the system.

Pretty much all the lower end non custom stuff is from there, but they are stained/painted and assembled in the USA.

As far as rehabs - I sometimes use their contractor/maintenance for stuff near the end of the job that they can do much faster for me.
