Hi All, I am racking my brain trying to remember the episode where the guest sang a song about protecting yourself with contractors. 

The way I see it to be honest is that I have time to give, and am willing to do the undesirable work like errands and really whatever it is that investors would rather avoid doing and be willing to forgo some profit for that (Ultimately giving them added time for other important and new projects).As I am looking to get into a long-term career in Real Estate development & investment, I am wondering if anyone might be able to refer me to anyone they may know in Australia or contacts that would be helpful.Thanks very much and have a great day :)Marcos

These are just a few things going wrong with the tenants...The upside to all this... we are getting the property for a song.

I say it's probably a no unless you get the deal for a song.

If the price is over that amount I forgo that property.

@Charles Heistand I am curious as i don't see any bringing this up as of yet, but do you realize you just sang the "Why Didn't I Get A Pro PM" song?

The big difference appears to be if you are seeking money damages or if you will forgo to get the tenant out. 

I'd 100% advocate for going this route because you'll be able to maintain some privacy!

There are a thousand commercial lenders out there- finding the marriage for you deal, knowing what to submit that the "desk" likes, writing the explanation that sings their song, and providing the 100 pdf's needed comes with experience.
