It's not uncommon for agents to work on the other side of a transaction with another agent within their brokerage, we are all independent after all, (many of us don't even know the majority of the other agents working in our brokerage) and I would not automatically expect her to provide sub-par representation just because she hangs her hat with the same brokerage with the listing agent.

They often won't qualify for "agency" debt (Fannie/Freddie commercial), CMBS or life-cos.

Send out on some colleague requests for agents in the area that align well with you and your goals. 

If it's ACV, they depreciate things for age and won't pay you the full amount. ie, the flooring was 8 years old, the roof was 6 years old and so forth.

The final sales price, after considering the 6% for agent fees, was a little LESS than what I had offered the owner.
