My comments might be covered.If you buy notes with your money for your own investment you'll be fine.If you facilitate the sale or purchase of any mortgage between other parties, regardless of them being qualified buyers or not and expect any compensation you need to have a mortgage brokers license.

Hi, if you buy, with your own funds, take possession of the note and hold it or sell it, for you own portfolio you do not need a license.For mortgages, notes secured by residential real estate: If you find notes, and forward the note information to others and facilitate a transaction between a note holder and another buyer you need a license as you are then acting as a broker.

The initial expense was higher to install HVAC than use window units at my rental, but the HVAC will last longer, I won't have window leak problems, the house won't look like crap with boxes hanging out the windows, it is more efficient so the tenant has lower bill facilitating better rent payment performance (not applicable in your case).

The videos were actually pretty informative as well, discussing their underwriting criteria, the value of in-house underwriters and vetted appraisers, how the HML can escrow some of your cash in order to facilitate a 100% LTC back-end loan, etc.
