My comments might be covered.If you buy notes with your money for your own investment you'll be fine.If you facilitate the sale or purchase of any mortgage between other parties, regardless of them being qualified buyers or not and expect any compensation you need to have a mortgage brokers license.

The initial expense was higher to install HVAC than use window units at my rental, but the HVAC will last longer, I won't have window leak problems, the house won't look like crap with boxes hanging out the windows, it is more efficient so the tenant has lower bill facilitating better rent payment performance (not applicable in your case).
