It's a scam, but it is what it is.

You will also run into wholesaler scams, lead generation scams etc.One thing I would ask for going forward before working with any private lenders or anyone else in real estate is ask for referrals.

I don't believe I am involved in a scam as I have a personal relationship with the group that brokered the deal and they have reportedly done several deals with this hospital group. 

Their rates are even surprisingly low and I want to make sure I am not getting scammed.
