Refinish the wood floors darker. 

I painted other walls with what I had left of the BM and its the same color still, so is not like the walls are dirty or got darker...

The variables include the net metering agreement available from the utility, the cost of electricity from the grid  in the area, the amount of electricity consumption by the inhabitants (annual usage), and of course the physical characteristics of the property (size/orientation/roof pitch/ type of roof/annual irradiance/shading/existing electrical panel).

Well my sympathies to you and kudos for bringing up the darker side of being a landlord.

As a tourist there it's easy to stay in the brochure but once you buy property and start to become a local you are likely to eventually come to know the darker side of the country.

Yeah...I certainly think being a Texas shades my opinion.

Others on BP have mentioned other preferred shades.

Go back to your feed store and ask what grass seed they recommend for partly shaded lawns. 

I would live in a shack on the south side of shade before I dealt with a co that required me to overnight money.  

@Mindy Jensen...I worked in the glass tile/mosaic business for a high end glass tile supplier for high end homes and businesses, supplies countless customers with grouts and sealants and certain sealants actually cause the grout to look darker and dirty.
