What’s been most effective for you, and are there any unique or creative approaches you’ve tried that have worked?

As I complete my current project, I'm already eager to take on the next one and explore creative ways to maximize property potential.

I have a few realtors whom I have relations with however my network does not specialize in creative financing.

I have seen it happen maybe 5 times over the years and directly involved in 2  .. the one I mentioned that I bought the first after the second was bought and another were I was bidding but got out bid B/C other bidder did not know about the first.In the its a Small World category..

If they're just going to be there for an hour to two during a time frame you have set for prospective people to view - give them directions that prospects will need to reach out to you for lease details/moving forward.

TIAErich  Erich - I would echo other's comments, but also point you in the direction of a Bigger Pocket book, "Estimating Rehab Costs" - It's a 2019 version, so the actual dollar amounts will need to be increased, but it can give you a good starting point for the process that you can refine/update over time. 

What are some other creative things others have done with this type of land?

try to find direct referrals from people you trust.

Their business plan to me was flawed based on what I was told but it was not direct from the source.It was my understanding they were buying loans from a company and were leveraging as well from that company where they would buy them for X, and pay points and interest on those loans.
