@Jacob StraussenTerm is essentially a commodity biggest difference you will see is if you want to have options to convert to perm that's when you would want to do more research and really get carrier specific.

The house needs a roof and the existing roof is very old asphalt over cedar shake so according to the roofers they need to completely remove everything down to the rafters and install 5/8th inch plywood then reroof from there (one estimate so far came in at $31k for that).

If you were going to build on it, then you might get a construction loan using the land as your 10-20% and convert it to a 15/30 when you're done building.

Wholesaling is 70% marketing and sales - without marketing, you don't get leads - without leads, you don't sell your service to sellers - without sales, you don't convert those sellers' leads into contracts - without contracts/properties, you don't have a product to sell to your buyers - without sales and marketing, you can't properly sell a property to an end buyer.People expect to build SOPs and have consistency within a few months of the operation, which is crazy to think.

I am reviewing our internal MLS and the lowest price I see on the first phase was actually in MXN so maybe it has to do with an exchange rate, converting the MXN price to USD in our current exchange rate the starting price for phase one was around 320K USD for a 2BD 2.5 Baths.

In Brandon Turner's book "The Book on Managing Rental Properties" he talks about accepting the initial deposit as a deposit to hold the unit and has verbiage that the "deposit to hold" will automatically convert to the security deposit upon move-in.I'm working my way through the book now, so it's fresh in my head.
