Even with northerners (because that is the vast majority of who are moving here) taking a hit at home to their retirement accounts and home value they could still move down here and get a home they wanted at what they believed to be a great price even though that price was higher than what the market would normally command if the demand was not so high currently.

It seems like a good opportunity for buy and hold, but there seems to be a lot of variation in terms of the state of properties, even just on a single block, which concerns me at times - being the 'best house on the block', and in terms of desirability for rentals and commanding higher rents etc.
