Been almost too easy, only one issue when a tenant left, she was there and had about $2500 to get it turned over for new tenants.Now I'm closing in on retirement and looking at picking up a few more units before then to supplement income.

Would like to emphasize once again that TEXT should NOT be used are you main means of notice, it's okay if you supplement it for example reminding the tenant 30 mins. prior on the day of inspection via text - but not as your main means of notice.

Then sell.Do a 1031 move over into new properties using your old money as the down payments for the new properties and I would expect your cash flow to skyrocket.Make sure to leave room to supplement Medicare.
