One rule of thumb I always tell agents is to speak to your broker or agents within your own brokerage.

If you're considering to enter commercial RE industry, why not to call commercial brokerages directly and ask to join?!

They are not going to let you loose their money.Make sure you use a reputable title company.Understand the higher the cap rate the higher the risk.Make sure your property manager is a licensed real estate brokerage.

I have a current 457B plan which I am permitted to self-direct through a brokerage account at Charles Schwab.  

I am still scheduling talks with more brokerage offices, and am being patient.

It is a requirement they give to the broker/agent listed the property.

But the bottom line is as a investor dealing with a seller without brokerage involve, the best thing you can do is disclose that you are a lic agent and that you are looking to assign the contract your end buyer, investor for a fee. 

Brokerage, training, docs, transactions, accounting, everything is cloud based.

Good evening everyone, I own a new brokerage in Boston MA  and have been trying to expand my rental team (huge business in rentals around here) more actively in the past few months.

Many of these types of properties will be large corporate owned or syndication owned so cold calling may be a bit difficult, but I would say you might look at the management companies, as well as getting in touch with the large commercial brokerages.
