Sorry I can't help more there, those are really just brainstorms.

There's an excellent investor's meetup in LaPlata (wholesalers and flippers - buy and hold attend - I do - but it is more about wholesalers and flippers) and I have a small group meeting (no charge just great brainstorming)  on the first Saturday in Prince Frederick which is about 40 minutes from you.  

Also consider doing a 1-minute video (doesn't necessarily have to be a professional production...) walking everyone through the house highlighting the key features that will appeal to the type of person most likely to buy it; a precursor to this is brainstorming about who these folks might be as well.- Think hard about all of the ways to get the word out beyond the MLS (and all the other feeder sites...) and good signage, such as Craigslist, local professional vendors (mortgage brokers, attorneys etc), flyers all over town, social media (F/B, LinkedIn, Instagram, Snapchat, YouTube etc), letting very well-connected people know it's out there, local classifieds, your own personal network, mega open houses (paid for by sponsors - I even make money sometimes); I'm sure you can come up with a few more!

Approximately a year went by of brainstorming and taking notes from the BP podcasts.

@Bob BarrieHoping you built this circumstance into your max allowable offer, and that your phone calls weren't the first you are hearing about this situation...Consult an attorney as this is an absolute brainstorm and I don't have any personal experience to draw from in this specific area.
