@Chris Crawford, I'm unfamiliar with auction sales, but I get the sense that you will receive offers well below 85%-90% of the property's value. 

This will allow you give a reference point on how much potential rent you can receive.

As far as Scotch goes, I really prefer the full-bodied, heavily-peated stuff from Islay and my favorite is the Lagavulin 16.
