I have begun reading some of the articles in the education section of this website but I was hoping people had more in depth suggestions.Also as it may influence the suggestions I get, I am looking to get into buy and hold rental properties.

5 day inspection period has begun and with that in mind are there any specific inspections to keep in mind other than the standard?

There are things that have utility other than their price (like rental real estate) and those are more nuanced, but if I could have begun learning the lesson of spotting what is undervalued and deploying expertise into that asset I would have a lot more expertise in that now :) 

@Jaime Bisbey I have just begun renting my first place in Farmington, just outside of Fairmont.

I have begun to collect the info on the owners and looking into how to properly contact them.

Ive done extensive research within Phoenix and have begun submitting offers, but I can't help notice that it may not be the best investment location due to such high home prices (median rent is $1800-$1950 for 3 bedroom). 

We had begun the process of selling the property.  

I've begun researching LLCs and it looks like Delaware might be the best place (for tax reasons) to set up. as I get further down the rabbit hole I will be sure to update on my original post.
