Everyone that has more than 1 or 2 properties should have some kind of basic spreadsheet that demonstrates how much that property is bringing in after all your fixed costs are accounted for, at a minimum - PITI, lawn care, HOA fees, etc.

I feel I have a good handle on the basic best practices and will be listing the property on Zillow shortly. 

Thoughtful extras, such as welcome baskets or well-stocked kitchens with basic spices, can make a stay memorable.

There are risks as you are tying up your primary residence in the project.

I have one floor plan in my project that is set up for this.. out of 90 homes we have built  we only sold 4 of them .  

I am typically managing 5-10 construction projects at a time.

It can be a big project to add machines, so I wasn't really worried about the need for self-service going away.
