The Alabama statue says value, and all case authority going back for almost a century says it is the value.Former owner redeeming is rarely the problem.

It is a longer play, and you need to perform when they send you a deal.

Play around on Airdna or price labs to see what a private room would get per month, you can use this as a ballpark number to gage what you should rent for.

Major value add play with outdated units.

The syndicator quality and experience comes into play during bear markets…as you then see who’s swimming naked when the tide goes out.But market cycle overrides everything imo.

I would look more at the build out of the short term play.

I think cash flow is hard with current property prices, so it’s mostly an appreciation play for me.
