@Benjamin Wiltshire if you are a first time home owner and plan on living in the property I know you can receive lower rates on a loan also can deduct mortgage related expenses from your tax bill...find a property big enough to house a tenant or 2 as well as yourself you can receive ample income which should be enough to pay what would be your rent while still makin some sort of income

There is ample off street paved parking for the unit, it's a good point but I do not think we would need to lower rents at all. 

I have found an article stating that occupants in a bedroom must have ample room (I.e. 70 sq ft for the first occupant and 50 sq ft for every additional) so theoretically if an apartment had a massive bedroom any number of people could live there.

The ACS covers all the big census topics: population, income, unit count, vacancy, industry diversity, educational attainment, rents, home prices, etc.

With low LTV, counter-party risk minimized by Sec 8 as payee and reserve account allowing ample time to release / address turnover, this is a proven strategy.
