And if you want to save even more you can search for used online (ebay, craigslist etc) I use Alert One (you can google them, they are on Rising Sun ave.) for annual certification in my buildings but use my electrician to update, install or replace the alarms.

Like someone else mentioned your post isn't clear on what their current lease status is from your purchase, but assuming they are MTM and you're placing them on an annual lease, I'd just go ahead and terminate.

.- I underwrote these projects only using annualized revenue (rent increase with some extra vacancy loss in year 1 x total units x 12 months) / total project cost- For projects I know were successful, I'm seeing a larger increase in NOI than expected so shifting to a yield on cost metric that's market adjusted NOI growth / total project cost.- I'm seeing a lot of volatility on these and can't land on what metric to use.
