They don't know the landscape but have 15 analytical spread sheets, sophisticated cap rate algorithms  and  every guru's investing handbook in their library.

But of course, the experienced know the algorithm a bit better. 

I thought it sounded a bit fishy considering it's an algorithm and a program vs. people finding these deals.

I think they just enter a few data points and the software estimates based on an algorithm.
