@Nold R.In addition to the great post from Dave, possibly consider an option where the property is taken out of the LLC sooner rather than later and held as tenants-in-common prior to the sale, possibly setting you up in a position to take your share of the proceeds and individually purchase a replacement property via 1031 exchange.

(Still awaiting Seller to confirm report it’s been done as she agreed to the inspectors recommendation but has mentioned she’s not replacing it) In additional to the foundation has shifted and need reconstructed due to a lot of slopping in the home (My agent said it comes with wear and tear, so they might argue that their not going to fix it so I didn’t put it on the IRSA to repair).

@Luis MazaIf you struggle with a wholesaler, reach out for more, there's usually a dozen or so good wholesalers in every market in the land....In addition to that, as a business strategy I would say that a great thing any flipper can do is develop their own off-market seller marketing techniques.
