My main priorities once i close on the house are the roof, patching up some rooms ceilings, only two bathrooms need to be totally redone.

Patch over the rot,  remove hardware that locks window and bolt them shut so it looks like a window not meant to open rather thanba broken window. 

We've laid off a few people already and are forecasting more during breakup (Alberta oil patch slow season).

There were 3 units rented for $400 each the landlord paid the water which runs about $150 per month with 3 units rented plus the coin laundry going. But There are patches of area for small 3 bedrooms SFR are around 200 and codos are from 80-215Id go up to 250 it the rent went up proportionally.

You will require a small hole. but it can easier be patched.

Closed deals have all gone well, some rough patches in the form of construction delays, one tough tenant, things like that. 

Patch of Land is the exception, but  technical issues have slowed our execution.

Any recommendations on small patching roof job would be appreciated!
