Patch over the rot, remove hardware that locks window and bolt them shut so it looks like a window not meant to open rather thanba broken window.

There were 3 units rented for $400 each the landlord paid the water which runs about $150 per month with 3 units rented plus the coin laundry going. But There are patches of area for small 3 bedrooms SFR are around 200 and codos are from 80-215Id go up to 250 it the rent went up proportionally.
