Steve M. Security System on Rentals -- Yay or Nay ?

I started offering free internet on my properties and all tenants seems to love the idea,my next move will be security system on all properties.Just because not many are doing it doesn't mean is not a good idea.I got to the conclusion that you get more positive than negatives from going with a system.You can go for as little as $14-25 a month which a good tenant will gladly pay for peace of mind,so just add the cost to the rent.I have a nice renovated property in a not so nice area of the neighborhood,at showing most people love the apt but not the area and that is where the security system comes in handy.My advise is to go for it as long as the monthly plus maintenance doesn't become a burden to your cash flow

It's a small town when people looking for entertainment on a Sunday afternoon park at the bank to watch the time/temp sign change.It's a small town when the only traffic light only flashes during the day.It's a small town when the grocery store closes for lunch.It's a small town when the back of the church is city hall.It's a small town when the minister is the mayor and the justice of the peace and owns the real estate brokerage.It's a small town when everyone is related or use to be. :)

I don't think anyone thinks they will take Uber type share quickly but 5% seems like a decent deal for peace of mind and to not have to do too much in terms of repairs etc. just to enhance curb appeal if the seller even knows what to do.

I get stable rental income for a year, and they get peace of mind for a year that rent is not going up.
