I don't think anyone thinks they will take Uber type share quickly but 5% seems like a decent deal for peace of mind and to not have to do too much in terms of repairs etc. just to enhance curb appeal if the seller even knows what to do. 

I'm go on a limb and say that the peace of mind these tenants provide you is worth the difference you're gonna get in rent. 

I get stable rental income for a year, and they get peace of mind for a year that rent is not going up.

Alaska is quite peaceful.
