I had a duplex as i said and ended up with a major busted water line that flooded both floors- insurance had cleaners tear out two kitchens; about 60% of both units- which made unit inoperable. and ins didnt want to pay enough to fix it back.. by the time of fighting back and forth... getting a check and then sending to mortgage company, only to have it returned back to me... because i didnt have funds to keep the place up while all this was going on... needless to say, it ended up going into forclosure and i lost it.I dont know what  is  available these days for loans and cashing out extra for updating. but i do know that in my location its a buyers market, as it is still in many locations in Maine.

Needless to say, he didn't get any work from me.

Needless to say, I eventually got that guy out of my hair and convinced her that I needed to get in there and she should trust me, eventually she came around and said it was okay (again) for me to go in.
