The company achieves the 11% guarantee by artificially pumping money into the fund to pay out to investors. 

If it's 5PM on the Friday of a three-day holiday weekend, it's guaranteed that I'll get a call from one of the two low rent units, or both.

They also don't guarantee 0% on the contract.

For bigger accounts- for instance, if you're marketing to large apartment operators- I would send them the type of Fedex envelope that is guaranteed to have been received.

I'm not a fan of this structure because it can put you in a position of guaranteeing rents and being a property manager.
