Oh how I loved that galley kitchen!

75 - 300 / sq' , i couldn't tell you, are you building a storage shed or a house with quartz or granite counter tops, marble floors in foyer / baths and decorative tiles in the baths, stained hardwood trim, custom kitchen and decorative trim throughout the house ?

I also did the kitchen - cabinets, floors, paint, fan, countertops, appliances, backsplash.  

Those are just 'very, very rough guidelines', I'd say my last 3-5 flips average out to about $13-14 per sq ft - Kitchen, bathrooms, flooring, paint inside and out, one or two of the major systems (roof, windows, furnace, water heater), etc.  

New kitchen, floors, walls, bathrooms.

The units are about 500 sqft each, 1 bed, 1 bath, kitchen, living room and 2 closets.

The wife and I are 34/33 years old and while we would love to leave our current jobs, we don't have to be rushing to much.Anyway, the house/numbers:The house is a 3 bed, 2 bath, move in ready property with updated bathrooms, and a fairly nice kitchen.  

The cost of the money is no different than the cost of a new kitchen or bathroom,etc.

One unit would have a kitchen + 1 bedroom + 1 bathroom, the other unit would have 1 bedroom + 1 bathroom.

It looks like it needs a new kitchen and at least one new bathroom (probably two).
