Does anyone have a lead or knowledge of a reputable institution to place a HELOC on the investment property?

I’ve already begun my research to find an institution that would fit the bill for these.

If we discover that we have the rights to the land we are gonna try to sell them "his" portion of the yard and divide into two plats.
