Due to our claims-free history, we are in the process of switching our home, auto and umbrella to a carrier that appears to have the best claims record, which is key to us given the fire history in California where a few of our neighbors have had to go into the high risk pool.The complicating factor I face: we want to keep our options open to offer our home as a PART-TIME short term or corporate rental (so the average rental stay would be 30 to 60 days).

It's a decent town - it used to be a big factory town and it stunk like hell when North American Rayon and Midland were here - but it's just houses and light commercial and retail these days.

It's awesome if they have the wow factor. I

The X factor is, how accurate are your ARV numbers, rehab numbers and timeline? 

Paid utilities are something you want to advertise and it allows you to charge a premium over places that have utility expense.The other factor is efficiency.

It's a bit further out, but the affordability factor is solid in that area and more and more people are moving out there. 

I sold energy equipment (solar, networks, factory automation etc) for a long time and can tell you it not happening without major increases cost to the customer.

The other factor is getting familiar with the different fee structures.

The finishes from the factory are just mere molecules thick, and wear off easily.

The third factor is the pandemic (and the resulting public health measures) has given potential buyers a new sense of urgency, with demand for existing homes so strong in December that 70% of the homes sold were on the market for less than a month.
