Starting out 1st single family home house hack

I am a part time service member (reservist) and I purchased my 1st home (VA LOAN) earlier this year. I currently got 1 tenant in the larger room. I charge 850/month already included utilities. I live the in the greater Seattle Area. My monthly mortgage is 1912.82/month. I am looking for a tenant to pay 800/month already included utilities. I am having a hard time finding tenants that would be a perfect fit like my current tenant. I knew I wanted to invest in real estate and gain financial independence about 5-6 years ago. It has a become a reality for me. I have already placed ads in Facebook Marketplace, and a couple of apps Roomster etc etc. I have read a majority of books from Bigger Pockets.
