We did dual barn doors to separate the bedroom from the closet on the right, and the master bath to the left.Full height shower and toilet room to the left, 2nd fl laundry area to the right.The old master bedroom (we still have to put up shoe molding on the entire 2nd fl)We dug into this room to move a closet in order to accommodate the passageway for the master, so while not ideal, we didn't have a better option.Bed 3Main living room.

Your "allow moisture between the pains" comment leads me to assume that these are dual pane windows.If so it is very easy to remove the broken pane while leaving the other pane.

If the home is not in the MLS, have your agent contact directly (it's called a dual-agency transaction), or you can do it without an agent if you want.And then ultimately if no properties work, like Joe said, search in another market.

Putting up shutters, waiting in line at 4am to hopefully get plywood, dealing with the aftermath of power outages, having to cut down three palms, two olive trees, one crepe myrtle, three mangos, one strangler fig, all mature trees on various properties, one branch fell on roof and punched a hole collapsed the ceiling of a unit, one branch as big as a power pole fell on another roof with one end resting on a live high voltage power drop, over 200 linear feet of fallen fences...all the damages and none of it covered by insurance as our windstorm coverage is around 5% deductable.

yes ,, dual check... is one way.. make it out to the general and sub.two is you don't give the next draw until you have uncondional lien releases in your possession from each sub who worked on your home.very good your asking this can be a HUGE nightmare.out our way our contractors are able to carry jobs.. so they do not get paid in advance.. so when we pay monthly we send a lien release with the check and if we are worried we make them come to the office to pick up said check and sign lien release before we give them the check.your GC should be OK with this if they are not then good chance they are kiking dough.

The listing agent must always keep the seller first in mind and even in the case of dual agency (both sides), the seller is their priority because the seller pays the entire commission.

The negotiation process on the agent is where we make the money (I suggest calling another agent other than the listing agent of the property that you are interested in,...dual agency can be tricky).
