I think this is why tenant screening is SO important.As someone else mentioned above, no one cares like we care and therefore that means we must take total responsibilities for our properties.I forget the guest on BP, but he did offer gift cards for children who got straight a's or gift cards for birthdays or special holidays, that I do feel is a great idea, because it shows your tenant they are more than just a $$ in your eyesthere was another thread this week on whether its a good idea to give a Christmas gift or something for thanksgiving.. 

Was actually just there for a week or 2 for Christmas because of the CA stay at home order.

I have been watching the vacancy of the few Airbnbs in the surrounding neighborhood, and it looked like everything was booked solid all fall up through Christmas, but not they all appear to be open (at least based on their calendars).

Apparently, that's fast because when I mention that the rehab began the week before thanksgiving and was done the week of Christmas people have told me that was impossible.

It looked like there was no proof of them vacating, (cars in the garage, a bunch of crap in the yard, all their stuff still in the garage, Christmas lights still up.

You get a lot better price on holidays especially Christmas time.
