@Brad Bamm, I have bought properties subject to existing leases, but never with an indemnity clause. 

Hope to start a thread in land lording about my experience with Essex County NJ Newark evictions, etc.

No telling who has keys to what over the years.Land lording is supposed to be black and white with the laws.

I know some land lords who buy property don't mind paying more than 70% of the ARV just as long as it rents at a pretty number. 

If still a few years, I would suggest you buy something in the outskirts of Bloomington [near campus is too expensive for the most part] - even though I have seen some REO 4 unit properties near the stadium that would be great to house hack.Otherwise, look for HUD and other REO homes around the edge of town or even Elletsville.If you commute from Columbus, then pick up a low cost REO there and go through the process - you will learn tons.Also, Brad Grayson is a speaker/trainer and successful landlord [over 200 SFH] from Columbus as well - I would suggest you seek him out and go to an event that he is speaking at.At 19, I would start ASAP.  

But it's not a regular person looking to sell their house like the class taught, it's a frustrated land-lord. 

I am brand new to land lording and this will be my first time doing taxes with rental income.  

Also curious on this as well brand new land lord investor here.

I have approached the renter several times about contacting the land lord but have not received any notifications from the owner or the renter.
