@Chris Rogers higher interest rates have caused most Class A property purchases to NOT cashflow for an approximate 3-5 years.So, many naive investors are chasing Class B, C & D properties to cashflow, WITHOUT fully understanding the scope of the additional risks involved:(Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

So FHA has two sections:FHA section 203(b) is intended for properties that are move-in ready.However, FHA section 203(K) enables homebuyers to finance the purchase of a home and the cost of its rehabilitation.

@Jason Greenway we don't recommend novice investors starting in Class D or -C areas.Too much can go wrong that they won't be able to handle:(You'd be better off in the $80k-120k areas (Class +C to -B).

I recommend using an A-B grading scale like you see in The Ultimate Guide to Grading Cleveland Neighborhoods to set the parameters of what it is you are looking for.

Like @Bill B. said, the way to eliminate the taxes is for him to stay on title (as long as he has also been reporting the property on his taxes) until he passes away.
