If she has been with you more then a year and she can afford the house rental I would write a new one year lease or 18 months for the new place (avoid that winter renewal time).

C-470 can get busy, but nothing like I-25.My sister drives from NW Denver down to south Denver for work and refers to I-25 as "angry-driver highway"...Traffic aside, I can pretty much guarantee that after one sunny winter out here your regret over leaving Milwaukee will fade.

Regarding inspections, you can get one but they will not pay to have utilities turned on and if it is winterized, you have to pay to rewinterize.

There are definitely better and worse parts of that neighborhood, but in general the Northland/Forest Park area is considered high crime, so you definitely need to factor that in to your equation. $950/month renters in that area will likely be people whose credit/background info don't qualify them for better parts of town.On the plus side, that is a huge multi-ethnic area - I'm talking off-the-boat immigrant communities (hence all the ethnic groceries in the area).

The house was winterized back in Nov 2013, so the water was turned off and the water meter was removed to ensure the pipes wouldn't freeze (here in Michigan).

I find that most people prefer all electric in my market "mild winters".I personally prefer gas, but will swap it for electric if it's the last piece of gas equipment.Some people are intimidated by cooking on gas stoves, and others just dislike having another bill to worry with.
