It’s got a bit of a rough history and I’m looking for a local agent that specializes in, or is at least very familiar with, local laws regarding foreclosures to make sure I go in with my eyes wide open.

Within neighborhoods there are a wide variety of conditions....block by block.It surprises out of towners that you can literally have an area where on one side of a street it is desirable and you want to invest but on the other side of the street, you don't even want to walk over there, let alone invest.

These properties range from $200-600k so there's a wide range of selection available.Also, how much money do you have for repairs & upgrades?

In Washington moving a single wide was about $4-6k and a double wide was ...well about double that. 

its 60 wide 40 deep... big sliding doors  electric doors can cost a bunch..

To financially stabilIze myself, I'm living with my grandmother for the next year or so (until my 21st birthday) which is great for both because she needs help with the house work for health reason...

It has recovered nicely but that is something that may happen again.Note that the S&P500 in the past two years has been about 15% IRR so this is great for diversification and it may keep pace with the market in the long run but true full diversification is also important.Bottom line, as far as I am concerned, I would give a green light to Fundrise with the caveat of a reocmmendation to diversifying between multiple offerings (I like wide diversification for safety).

How did you find a VA you could trust, was qualified (capable of completing a wide range of task well), was motivated even though they were not full time, and did not cost a fortune?

Prices will vary widely and you need to know why that is.

The land is wide enough to add an easement and paved road access to the new lots.
