@Robert Taylor  The fire happened Wed @ 4:30 amI had a vm from the inspector on Thursday and the property mgnt also called Thursday morning saying one of their employees saw it on the news.

Biggest theme I have seen is across any endeavor is just get started, probably the hardest step and now time to get on moving~Initial strategy was to buy a MF house, but after realizing the places we want to live are costly, decided the new strategy will be to buy our primary condo, then leverage the equity in that to buy a second house as a multi-family.

The attorney's office just emailed me saying that they can close the loan assumption transaction with the me and the seller but, the lease/purchase agreement would need to be handled between myself and the new buyer.

Nonetheless, our NOO/rentals are not in CA - and we don't have these water rationing issues there.Our primary residence (and I would probably also do this if and when we purchased investment properties here) is primarily grass with some native trees, shrubs and plants (near the property).To allow us to have grass without heavy fines for water we use 1) apply summer guard and 2) winterize our laws. 3) we are mandated to water only Wed and Sat (early am or late evening).

Unfortunately, it's a common theme that housing courts are backed-up (and courts in general), so even if you have the waiver of a jury trial, it still may take some months to come to a conclusion.
