With many visitors coming to KC for short periods of time the demand for STR/AirBnB has grown significantly over the past decade.

Yellowstone gets millions of visitors each year and all those people need a place to stay, and from what I remember there is hardly any hotels which gives you a major advantage.

Our rentals are booked all the time and most visitors have pets. 

Any market that gets a high number of visitors can be a good STR market.

Now it seems that it just gets more restrictive as time goes on.With things in the areas you listed (Lincoln City etc) always seeming to be fluid, I just wouldn't buy a STR there even though it is a popular destination for so many visitors.

Probably a good way to start is to discuss with your future wife what house rules she wants on visitors and such. what kitchen expectations etc. 

Challenge with the big island is you can only do STR's in specific visitor designated zones.

Visit or call your small local banks and ask for vp for commercial mortgage lending ( could be residential as each bank is different) and ask if they are holding any assets.
