They are not traditional and if you end up with an individual lender that has not done one before, there is unfortunately an unreasonably high probability they won't get it done in time.Just do a Google search of credit unions and local / regional banks in your city.

Despite the obviously uninformed and questionable experience, beyond forum posting, of the opinions above, this isn't an unreasonable requirement and the courts have largely agreed, and where they haven't it's quite clear from the tone of the rulings, that they soon shall. 

My biggest hurdle I believe is not having the capital currently and additionally having some investors lined up to pass/sell to on properties I get under contract.I hope to bring you all value also in some way but was hoping to get a few tidbits from those who have experience in Wholesaling in the past, thank you in advance!

There are hurdles to be made before they make any significant returns, an waterfall structures, as well. 

If your house is a 1950s with minimal updates in a C/D area, $800/month is not unreasonable given the 1 bathroom and lack of updates. 

Which brings me to my next hurdle and clearly the biggest for a lot of people ( THE HIGH DOWN PAYMENTS) for these non owner occupied investment properties.

If a request is unreasonable or sets a precedent that you don't want to set, then tell them that and move on. 

Hello all, I have recently lost my mind discovering how difficult and from my point of view unreasonable the Massachusetts court process is for foreclosures and challenging their validity.

I found a good therapist to work through those mindset hurdles, and it was worth every penny.
