Obviously location is everything, and this is in the boonies, not downtown NYC, but it does have some tourist draw...It's in a small rural town that is also pretty close to several other small rural towns that are fairly interconnected as far as people going back and forth.

Our tourist season is mainly limited to the summer months so I do short term rentals during the summer and try and fill places with locals in the off season.  

I would operate under the assumption that the high desert is a short-term friendly location and the regulations that have been put into place were put into place to protect the investment of short-term rental property owners, the tourists, and full-time residents alike.
