But 99% of folks here strictly look at numbers and never realize why numbers fit even in such financial environments.There's moderate demand for rentals, no reason to pause or concern yourself on why it's vacant.

It's that lightbulb moment where you realize that even after paying the surcharge to pay a mortgage with a card, you still earn positive cashback, making your net interest rate on your mortgage effectively a negative percentage.  8% cashback - 3.5% pay by card surcharge = 4.5% free money, and considering my mortgage interest rate is 2.75, that effectively means I pay no mortgage interest and still earn 1.75% free cashback.And the best part is that this passive cashback is generally speaking not treated as taxable income.

I will broadly hint that they do not qualify, and it would be a  waste of time and money.Sometimes you will get someone who is just too naive to realize that they simply cannot afford my apartments -- I hate taking their money to run a credit/criminal/eviction when you know they will not qualify, but I don't want to violate Fair Housing.   

Throughout the day, I realized how abstract/naive my question was.  

I didn't realize you could test the gallons and quality, but will add that to the list!

Agree - Also one thing to realize is there are some people out there selling multiple partials on the same note - which gets into security laws of who gets paid when.

Realize these are all made up numbers, but they illustrate my point. 

I realize that selling a cash flowing rental is open to criticism.

So what the people who have answered may not realize is every states laws are different on this.
