This property if held will have negative cash flow requiring you to supplement your tenants rent monthly due to long term expenses.

It would depend on your lease but in your situation my insurance coverage would not allow those particular dogs.This is a tennat you will ultimately end up having to get rid of.

There’s really no equity to speak of so if there is a lawsuit, there’s limited exposure post insurance coverage.

That coverage swayed me, and made the offer and had it accepted.Through the purchase process, have to say the Roofstock team was exceptional.

Suggest you go the electric route--less or  no maintenance costs, and when repair is needed, inexpensive compared to most gas fired boilers or furnaces.I would also have a small natural gas wall space heater installed somewhere on the main living floor (not in bedrooms) just in case of power outage and / or for supplemental heating.  

I would imagine they've made you sign a waiver for such occurrences, but their E&O coverage should cover this. 

Some reject coverage immediately and some charge for the risk.
