You're spot on and this is exactly what BiggerPockets should be talking about because if we draw awareness to this we can work collectively to stop it.

Commercial/industrial can sit vacant for a while and this spot is unique to that (developing) area because everything else is class B and and geared toward true light industrial. 

You are spot on that good design and other aspects like optimizing communications and your listing in the algorithms are critical for maximum profit.
