I trust the other two partners but I don't know if this is something where I need to have a document reviewed by a lawyer and signed or if we can just create something and sign it among ourselves and that will suffice. 

If so 1 account should suffice as the management account for all 52 units.In the past we attempted to have a different bank account for each property but as we scaled it became to troublesome.

There are different types of deeds that one can use (general warranty deed, special warranty deed, etc.) for conveying property, but for purposes of transferring the property from yourself to an entity such as a limited liability company (LLC), a quitclaim deed should suffice.  

A 6mil wearlayer for housing will suffice if it has a good FINISH.

Its very tough being out of market and borrowing money. if you live there its much easier. but suffice it to say you need to own the dirt out right at the very least and have a good balance sheet cash and credit without it your just whistling dixie.
