I have liquid funds ready, but I want to make sure this is worth my time compared to the 5-6% cap rates I've seen on multifamily units in South Florida, which are close to what I already get from CDs and high-yield savings accounts without the hassle of property management.I'm also hesitant to invest out of state since I'm new to real estate and don’t want to make a costly mistake.

I managed it with spreadsheets and notepad on my phone only and used no accounting software the most part.Would you guys find more use in a service that replaces hands quickly or just having an app on your phone and computer to manage your flip projects that's visually appealing and easy to scale with?

Opening a bank account is one, filing and paying taxes is another.   

I recommend connecting and consulting with an account representative at PadSplit to get their intake and see if they can provide any data on room rental rates/demand.

REITs are easy to get into and highly liquid - log in to your brokerage account and buy a share - but you have zero control whatsoever.so...  

Today, is the 9th, and I just received a text from the gf asking me if they could pay this Monday the 12th because something is going on with her account for fraud and she has to go to her bank on Monday.

@Kevin S.I recommend putting all properties/accounts into a revocable living trust for estate planning. 

We the people need to pull our heads out of our social media butt's, stop accepting BS, lies, antics and hate and start demanding answers, responsibility and accountability from our leaders again or were gonna reap the consequences.
