As the wholesaler, do you have to tie up the property that you intend of turning over to an investor, with legal documents?

I have not done much research on the topic, because I prefer to have an immediate transaction as opposed to investing and having money tied up for a year.My question is, have any of you had a success story from tax sales?  

One of the main reasons is we want to get experience as landlords to be able to grow from here and work into a stronger portfolio.

I believe it would be smart to start off with a duplex or triplex as my first deal but I would like to know if there is a way to not tie up all of my savings into one property so that I could potentially buy another later on. 

Put them in somewhere near the door handle (punch a hole in the corner and tie a loop with string) so you KNOW they will see it when they go to open their door.

If there is a way to legally tie that to unpaid rent I'm all for it.

I would probably have to tie the lawn into one of the apartments... not sure i'm going to take the deal.. they countered at 50...

For a investor tying up cash in a property is of prime importance when assessing it's potential value.
