Can you require a credit card on file and include a clause in the lease agreement stipulating that damages beyond the security deposit may be charged to the credit card at the prerogative of the unit owner?

@Anthony Politz There are a few stipulations that will need to be met, but you should be able to use it the second time since you are moving for work reasons.

If the future PM won’t budge on such stipulation, it’s a warning sign to me (but does not necessarily make them a bad operator - they may just stick to “Our lawyer told us not to change anything” explanation/excuse.

Also periodically check the governor's website governor.ny.gov for updates.As for the tenant, when negotiating the purchase you could stipulate that certain units be vacated prior to close.

Based off the stipulations for clearing the forbearance, I can either pay it all now, or keep it invested and clear it after a few months of getting caught up.
